London House Market Stifled
London house prices along with the cost of properties in other parts of the UK have fallen further, according to the latest figures from the Royal Institution of Chartered Surveyors (RICS).
The organisation's UK Housing Market survey revealed that lack of demand from buyers continues to "stifle" the market, while the preference for large deposits and limited availability of UK mortgage lending options is preventing first time property buyers from entering the market.
Some 44 per cent more chartered surveyors reported falling prices than rising ones in November, a slight improvement from October's net balance of minus 49 per cent, while the average number of sales per surveyor fell to 14.8 over the last three months.
RICS spokesperson Ian Perry commented: "There was little change in the housing market in November; prices continued to edge lower and sales levels generally remained subdued.
"Despite some better economic data, fears over how future spending cuts will impact on the jobs market are clearly still weighing heavily on potential purchasers' minds, with many deciding to 'wait and see' until the new year," he added.
Meanwhile, Zoopla.co.uk research shows the value of the average home has risen by 2.36 per cent in the last year.

Business Premises Renovation Allowance
The business premises renovation allowance (BPRA) is a tax relief which was introduced in 2007 which is designed to encourage the conversion and renovation of empty business premises in disadvantaged areas, known as assisted areas.
It aims to stimulate investment by allowing a 100% first-year capital allowance on qualifying expenditure associated with the conversion, refurbishment or renovation of qualifying business properties that have been vacant for at least 12 months.
BPRA is very attractive from a tax point of view for high earners who are faced with up to 50% tax and the loss of the personal allowance. The tax relief applies to the renovation costs and not the original cost of the property.
A 'qualifying building' is an unused commercial building or structure or part of an unused commercial building or structure. The building must have been unused for a year immediately before the conversion or renovation began and must be retained for seven years after completion of capital expenditure in order to avoid a 100% claw back of any tax gains.
This particular tax relief will no longer be available after 2012, but for those developers and renovators who did not know about it, it is possible to make retrospective claims back to 11 April 2007
