Estate agent is a term for a person or business that arranges the selling, renting or management of homes, land and other buildings.
Primarily, an estate agent is responsible for the marketing of a property available for buying or selling and it is the solicitor or conveyancer who prepares the legal documents necessary to carry out the sale.
However, in some countries, solicitors double up as estate agents. Royal Institution of Chartered Surveyors (RICS), the umbrella organisation of property professionals in UK, dealing with residential, commercial and agricultural property, offers membership to some of the estate agents.
Chartered surveyors are responsible for ensuring adherence to code of conduct, regulations and for professional indemnity insurance in the event of a negligence.
However due to lack of regulation, dishonesty and fraud exists in the business and it is not essential that an estate agent should be a member of either RICS or any other such organization.
