We have the following Christmas property wish list from some of our established well-known clients whom have funding secured and are in a position to move to purchase immediately.

1) Property in Harley Street W1 - 8000 to 9000 sq ft, long leasehold or freehold. Building with potential required for a specialist medical centre. Budget 5m to 8m.

2) Approximately 1 acre site within 30 to 40 miles of London - Required for a charity. Ideally with, or suitable for, 30 rooms to provide accommodation for children with special needs. An old nursing home/hotel may be suitable. Budget up to 2m.

3) Office with a London address - A very well-known and established insurance brokerage is looking for a London office within an attractive building. Approx 150 to 250 sq ft. Looking to occupy for approximately 2 days per week but will pay for 7!

4) Freehold Ground Rents - We have several clients looking to purchase freehold ground rents of up to 17 years purchase plus.

5) Existing building preferably in W1 with potential for C2 use - 25,000sq ft to 75,000sq ft required with parking for 15 cars, freehold or long leasehold. Budget to suit property.

6) Regulated tenancies individual or portfolios - We act for 2 major clients requiring this type of property who have funds available immediately to go straight to completion.
